HIPS

Home Information Packs including Energy Performance Certificates were implemented on a phased basis from 1 August 2007.

 

A HIP is now required for ALL properties being sold in England and Wales from 14 December 2007.

 

From 6 April 2009, the HIP must be available on the first day a property is marketed for sale and from this date the 'responsible person' (in most cases, the estate agent) will not be allowed to market your property unless the HIP is available. You'll need to make arrangements to have a HIP compiled (including paying for it) along with other preparations for selling your home. However, if there's a delay in getting certain documents, like the local searches, these can be added after your house is put on the market.


If you are selling a property.......


Palmers offer a HIP both suiting your needs and pocket and meeting the statutory requirements which include as follows:-

 

Freehold properties

·        Home Information Pack Index

·        the new Property Information Questionnaire (PIQ), from 6 April 2009 

·       Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)

·        sustainability information (required for newly built homes)

·        sale statement

·        evidence of title

·        standard searches (local authority and drainage and water)

 

Leasehold properties

·        all the compulsory documents above

·        a copy of the lease

 

The cost of the HIP will be £275.00 inclusive of VAT regardless of whether your property is freehold or leasehold, registered or unregistered if we undertake the conveyancing. If we are not instructed to undertake the Conveyancing there will be an additional administration fee of £50.00 plus VAT.

Interest free credit terms are available, or payment may be made by credit or debit card.

If you are buying a property.......

Palmers offer a HIP Interpretation Service, currently priced at £50.00, inclusive of VAT. We shall explain the HIP content to you in an interview (not exceeding 30 minutes) or provide a written report to you, whichever is the more convenient

The good news is that the cost of the Interpretation may be redeemed against your conveyancing costs, should you choose to purchase the property concerned with our assistance.
